Project Description:BLDG Edinburgh, LLC (the Applicant) proposes to redevelop an approximately 11,899-net-square-foot (0.27 acre) parcel located at 750-756 North Edinburgh Avenue (the Project Site) with a Small Lot Subdivision consisting of eight, single-family residences. The Project Site is currently developed with a one-story Spanish Colonial Revival style bungalow court containing eight, one-bedroom apartments and a stand-alone, one-story garage building; an internal access driveway; and a landscaped central courtyard.

The Applicant proposes to demolish the existing structures on the Project Site, subdivide the parcel into eight lots under Vesting Tentative Tract Map No. 74201 as a Small Lot Subdivision, and develop on each lot a three-story single-family residence, two covered parking spaces, and private patio/yard areas. The floor area for the individual units would range between 1,748 square feet and 1,788 square feet. In total, the Project would provide 14,088 square feet of residential floor area for a floor area ratio (FAR) of 1.18:1 averaged over the Project Site. The FAR for the individual lots would range between 0.8 and 1.7. The lots and residences would be arranged in a configuration similar to the existing apartment units (i.e., in two parallel rows separated by an east-west central driveway) that would be accessed via Edinburgh Avenue. Five units would be located on the north side of the central driveway and three units would be located on the south side of the central driveway. The Project’s 16 covered parking spaces would be accessed via the central driveway.

 

ANTICIPATED SIGNIFICANT ENVIRONMENTAL EFFECTS:

Based on the analysis included in the Draft EIR, the Project would result in significant and unavoidable impacts related to: Cultural Resources (Historical Resources).. All other potential impacts would be less than significant or mitigated to less-than-significant levels.
